When Is The Best Time Of Year To Buy A Home?

An interesting and fun data analysis by RealtyTrac has aimed to answer the question - When is the best time of year to buy a home?

The company analyzed 32 million single-family home and condo sales over the past 15 years to compare average sold prices to average estimated market value at the time of sale to determine whether buyers paid a premium or got a discount then broke down that data by month, weekday and day to identify the biggest discounts based on listing prices.

Here are some of the findings.

Orlando-Kissimmee: The best day of the year is October 1st, when buyers' closing price was an average 11% discount off the original asking price.

Nationally: October is the best month to close. Over the past 15 years, October buyers realized an average discount of 2.6% below full estimated market value at the time of sale.

Other best months included February, July, December and January.

October 8th was identified as the best day of the year to close. The analysis found that buyers who closed on October 8th realized the biggest average discount – 10.8 percent below estimated market value at time of sale - after removing holidays such as Christmas, New Year's, and Fourth of July,
