Remaining Buildings To Be Completed at Isles at Cay Commons at Vista Cay Resort

It’s a fantastic location.

Nestled off of Universal Blvd. next to the North/South Building of the Orange County Convention Center near I-Drive, Universal, SeaWorld, and the airport as well as a short drive to Disney, Vista Cay, with its unique approval for short-term rental, has proved an extremely popular resort among both Buyers and Guests.

Now, the final four condominium buildings which were left unconstructed due to the Great Recession may soon be getting built.

Initial sales information regarding Vista Cay first went out in July 2005. Overwhelmed with inquiries, the Builder, Pulte Homes, wrote, “Due to the extraordinary response and the limited number of homes available in this community, we will be initiating a reservation program on our future home sites in Vista Cay.” A paid waiting list was established.

The first units closed/debuted in 2006. Sales were brisk. And, when the 4 Ventura condominium buildings within the Vista Cay at Harbor Square site SOLD OUT, 8 additional Ventura buildings were announced on the neighboring Isles at Cay Commons parcel. Ultimately, only 4 were built.

Vista Cay Resort is comprised of 160 Ventura condominiums, 194 Bayshore townhomes, and 320 Monterey condominiums at the Vista Cay at Harbor Square site together with 160 out of a planned 320 units at the Isles at Cay Commons location.

The land for the remaining 4 buildings was deeded to the HOA, the Vista Cay at Harbor Square Master Community Association, in December 2009. A sale was completed in May 2017.

GrowthSpotter has uncovered the details of the Buyers, Sparkling Two LLC, and reports on their plans to complete construction on the site.

Here’s a look at the original Vista Cay and Isles at Cay Commons Site Map as well as a rendering showing the 4 buildings which were never constructed.

The following is a Builder provided aerial photo from November 2006 with my original labeling showing the progress of the resort at the time. I have updated the image with an approximate outline of the parcel in question.
